The Act on Commercial Leases and its provisions apply to any lease agreements by which a building or any part thereof is leased to another person for non-residential purposes. The applicable law is determined by the principal purpose of use of the space or the building. The Act on Commercial Leases allows for greater freedom of contract than residential leases do.
