Oikotie Asunnot – Rental and sales listings

As a member of the Finnish Landlord Association, you get a 50% discount at Oikotie for new premium rental listings and sales listings for apartments. This benefit is available for individual members.

You get the discount and the benefits with a valid membership benefit code. The code is entered as you submit the listing.

Oikotie provides two options for rental listings: a free listing and a premium listing. Both types of listings reach a wide target audience. However, with the premium model you have affordably priced additional services at your disposal.

Varmasti vuokralle guarantee

Vuokraovi.com also provides a Varmasti vuokralle guarantee for individual landlords, meaning that the listing will be refunded if you don’t find a tenant via Vuokraovi.com. The listing is required to stay online for a period of eight weeks, uninterrupted. If you are entitled to a refund, please contact the Vuokraovi.com customer service.

Docue – e-signatures and agreement templates

Members of the Finnish Landlord Association get five e-signatures per year free of charge (standard price €11.80 / 5 signatures). This benefit is available for both individual and corporate members.

An e-signature requires a touch screen signature, drawn on the screen of a smartphone, or a strong identification (verified with banking credentials). Strong identification is recommended especially if you have not verified the identity of the other party in person. E-signatures can be used to sign documents prepared in the Docue service or your own PDF documents.

Docue also serves as your gateway to electronic lease agreement templates published by the Finnish Landlord Association. The most popular agreement templates have been uploaded to this service. This benefit is available for individual members.

KTI Laskutus – Debt collection service for members

As a member of the Finnish Landlord Association, you can easily assign any unpaid rents to KTI Laskutus Oy for a members only price. This benefit is available for individual members.

Member prices:

  • Opening a debt collection assignment €50,20 (incl. VAT 25.5%)
  • Commission for extrajudicial debt collection 0%
  • Commission for post-collection 5%

Any extra costs related to debt collection are collected primarily from the tenant. If debt collection from the tenant fails, these costs may be collected from the landlord.

At a minimum, debt collection requires the following information:

  • Indication of notice given to the tenant. (Please note! If the tenant is a private person, you only need to give notice once. Debt collection may commence after 14 days of the notice.)
  • A copy of the lease agreement.
  • Information regarding overdue rents, including sums and due dates.
  • Indication of whether the tenant is still living in the rental apartment.

If – Landlord insurance

As a member of the Finnish Landlord Association, you get first month free when you take out a new landlord insurance. This benefit is available for individual members with privately-owned investment properties.

Four good reasons to buy insurance for your investment property:

  1. You ensure your property is secured for any damages. Your tenant’s home insurance may be terminated without your knowledge. Also, the housing company may not have insurance that covers e.g. a new floor you have just installed.
  2. The insurance also reimburses any legal fees e.g. in disputes concerning the rent, provided that the insurance is valid on the day the lease agreement is signed.
  3. You are insured for loss of rental income, should your apartment be uninhabitable due to damages or your tenant intentionally damages the apartment.

Pohjola Vakuutus – Lessor’s insurance

Take out a landlord insurance (called Lessor’s insurance at Pohjola Vakuutus) and benefit from a reduced deductible.

As a member of the Finnish Landlord Association*, you get a reduced deductible with your landlord insurance, applicable to your consequential loss insurance. This benefit is available for individual members with privately-owned investment properties.
